UNDER CONSTRUCTION · CARDIFF
Cyncoed, at the quiet end.
Twelve houses set around a private green, on the two acres that were the garden of the original Hollybush Road house.

Two acres that were somebody's garden.
The original house on Hollybush Road stood in two acres of lawn, cedar and rhododendron, most of it left unmanaged for thirty years.
We kept the cedars, the boundary wall and the line of the old drive, and set the twelve houses around what is left of the lawn rather than over it.
Everything faces the green.
Cars stop at the edge. The middle of the site is grass, and every front door opens onto it.
Stone at the base, render above, slate over.
Pennant stone to the ground floor and the garden walls, lime render above, Welsh slate on the roofs. All three are quarried or made inside fifty miles.
The houses run from 2,900 to 4,100 square feet. Each has a garden facing south or west and parking off the perimeter lane.

Inside each house
One specification across all twelve, agreed before the first foundation went in.
Cyncoed, above the city.
Hollybush Road runs along the top of Cyncoed, which is the reason it has stayed the most expensive address in Wales through three property cycles.
- Roath Park and the lake a short walk downhill
- Cyncoed shops and the golf club at the end of the road
- University Hospital of Wales inside two miles
- Cardiff city centre in about fifteen minutes by road
- Cardiff Central and the London train in twenty

Open in Google MapsHollybush is the first scheme Luxe Housing has built in Wales, taken on because the site had the two things we look for: a settled address, and a plot nobody can repeat.
Seven houses remain.
Particulars, plot plans and the handover programme are issued on request.
