1. Who runs this website

This website is operated by Luxe Housing Ltd, a company registered in England with its registered office at Bishopsgate, City of London, EC2N 3AR, England. It exists to present general information about the company and its residential schemes, and to let interested visitors get in touch. Using the website means you accept these terms. If you do not accept them, please do not use it.

2. Information, not an offer

Nothing on this website is an offer, an invitation to treat, a reservation, a contract, or a set of sales particulars for the purposes of any applicable law. Every detail of a scheme, including layouts, site plans, specifications, floor areas, imagery, programme dates and availability, is indicative, may change without notice, and remains subject to planning and building consents.

Any decision to reserve or purchase must rest on the executed documents, warranties and consents issued directly by Luxe Housing Ltd, and on your own independent survey and legal advice. Please take that advice before you commit to anything.

3. No transactions here

This website does not sell property, take payments or conclude contracts. Any money paid to any person on the strength of this website alone is paid at the payer's own risk. Reservation monies are only ever taken through the documented channels we confirm to you in writing, and always through a regulated client account.

4. Intellectual property

Text, photographs, renders, drawings, plans, the Luxe Housing name and mark, and the design of this website belong to Luxe Housing Ltd or to its licensors, and may not be reproduced, distributed or used commercially without written permission.

5. Liability

The website is provided as it stands and as it is available. So far as the law allows, we exclude all warranties and accept no liability for loss arising from use of, or reliance on, this website or its content, or from any interruption to it. Nothing here limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited.

6. Other people's websites

Links to third party services, including map providers and document downloads, are offered for convenience. We do not control them and we are not responsible for their content or for how they handle your data.

7. Governing law

These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction over any dispute about this website. Where a scheme sits in Scotland, Ireland or Germany, the law of that place governs the sale documents for it.

1. What we collect

When you make an enquiry we collect what you choose to give us, which is normally your name, telephone number, email address, the scheme you are interested in and your message. The website also records standard technical data such as device type, browser and pages visited.

2. Why we hold it

We use it to answer your enquiry, to send the particulars you asked for, and to keep you informed about schemes where you have told us you want to hear more. Our lawful bases are your consent for marketing, and our legitimate interest in responding to an enquiry you made.

3. Who else sees it

We do not sell personal information. We share it only with the suppliers who help us run this website and our correspondence, under confidentiality, and where the law requires it. Enquiry records are held on servers inside the United Kingdom and the European Economic Area.

4. Cookies

This website sets only the cookies it needs to work. You can clear or block cookies in your browser settings, though parts of the site may then behave differently.

5. How long we keep it

Enquiry records are kept for three years from your last contact with us, then deleted, unless you become a purchaser, in which case the file is kept for as long as the sale documents require.

6. Your rights

Under the UK General Data Protection Regulation and the Data Protection Act 2018 you may ask for a copy of what we hold, ask us to correct or delete it, object to how we use it, or withdraw consent to marketing at any time. Write to director@luxeagency.online and we will answer within one month.

If you are not satisfied with our answer you may complain to the Information Commissioner's Office, which is the UK supervisory authority for data protection.

7. Changes

We update this notice from time to time. The current version is always the one on this page.

Imagery

Computer generated images and photographs on this website show how a scheme is intended to look. They are indicative and may differ from what is built. Furniture, landscaping, fittings and finishes shown are for illustration and form no part of any sale unless the contract says so.

Measurements and programme

Floor areas, dimensions, specifications and completion dates are approximate and may change during construction or at the direction of the consenting authority. Areas are given in accordance with the RICS property measurement standards then in force and should be verified on site.

Value

Any comment about an address, its history or its standing reflects market perception at the time of writing. It is not a promise about future value and it is not investment advice. Property values can fall as well as rise.

Consents

Planning permissions, listed building consents, warrants and completion certificates are available for inspection on request and from the relevant authority. Nothing on this website is intended to market a scheme in a way inconsistent with the law of the country it sits in.
